Cape Town's top end runs on two clocks. The international buyer books a viewing trip months out and does all their shortlisting on a screen in another timezone, which means your photographs are doing the work before anyone gets on a plane. The local upgrader has been watching one suburb for years and will notice immediately if a listing has been photographed lazily. Between the Atlantic Seaboard, the Constantia valley and the Southern Suburbs the architectural language changes every few kilometres, and a set that flatters a glass villa in Camps Bay will flatten a Cape Dutch homestead in Bishopscourt. We shoot to the house, not to a preset.

The first three frames decide the viewing
Portal behaviour is brutally consistent. A buyer sees a thumbnail, swipes three frames, and either taps through or moves on. That means the running order matters as much as the exposure. We build every set to a deliberate sequence: the establishing frame that tells the buyer where in the suburb they are, the room that makes the house feel bigger than the floor area suggests, and the detail that gives the property a personality — a stone hearth, a folding stack door, a north-facing courtyard at four o'clock. On site we work in one direction through the house so nothing gets reset twice, and we photograph, not stage — small corrections only, always returned. Everything arrives as a download link with full-resolution files, web-optimised files and portal-sized crops in separate folders, so your admin person is not resizing anything at eleven at night. Re-shoots after a garden refresh or a staging change are booked as short return visits rather than a full new set.
