How we work on site

We arrive 15 minutes early, do a quick walkthrough with the agent or homeowner, and note the light — north-facing rooms shoot best mid-morning, west-facing rooms after 15:00, and open-plan spaces facing the sea in Camps Bay or Bloubergstrand get the golden hour treatment where the brief allows. We move furniture where it helps: a chair angled 15 degrees, a stack of books removed, a dog-bed hidden — never staging beyond what the property will actually look like on viewing day. The camera goes on a levelled tripod, we shoot manual brackets to protect the window highlights, and we place a flash off-camera to lift shadow detail in the darker corners. The agent stays or leaves — we work fine from a lockbox and a floorplan.
Deliverables and turnaround
Standard turnaround is 24 hours from shoot to delivery — a same-day preview goes out within four hours so the agent can secure the listing agreement or start teaser posts on Instagram. Rush turnaround of six hours is available where the mandate is being signed the same evening. Twilight exteriors are booked on request; they add a second visit to the property at last light and lift the perceived value of any home priced above R6m. Sky replacement is included on any exterior where the sky is naturally blown; virtual staging is quoted per image after we see the empty rooms. Every deliverable includes usage rights for the listing agent and the agency across all marketing channels for 24 months, and the raw files stay on our storage for two years in case the property relists.

The three things that ruin a real estate shoot are clutter, mixed light, and rushing the exterior. We ask the homeowner to clear surfaces the night before — no bathroom bottles, no fridge magnets, no laundry basket by the door — because those are the details a buyer sees before they see the tile finish. Mixed light is a choice: we either turn every warm downlight off and shoot ambient, or we balance the temperature ourselves with gels — we do not leave a lounge glowing amber next to a daylight-blue window.
