Cape Town's commercial market is defined by the CBD and Foreshore towers, the Century City node, the Claremont and Tygervalley secondary offices, and the Woodstock and Salt River creative conversions, with industrial stock running out along the N1 and N7. The letting arguments differ sharply: the CBD sells the view and the walk to court, Century City sells parking and access, Woodstock sells character and fibre. Each needs a different emphasis in the set. Photograph the specification, not the mood

The most useful commercial set is a legible one. We shoot each floor plate from the corners so the depth and column grid are readable, keep verticals straight so the ceiling height is not distorted, and cover the parts of the building that decide a lease but never make a brochure: the loading bay, the lift lobby, the ablutions, the generator room, the roof plant. Adding a clean aerial that shows the building's position relative to the highway, the Gautrain station or the port turns a listing into a location argument. Tenant reps forward sets like this internally, which is exactly what you want a marketing pack to do.

Empty space that does not feel abandoned

A vacant floor photographed badly reads as a failed building. The fix is light and sequence. We shoot vacant space on a bright overcast day where possible, blend exposures so the windows hold their view instead of blowing to white, and lift the ambient enough that grey carpet reads as neutral rather than dead. Where a building has a fitted suite as well as shell space, we shoot both and present them together so a tenant can see the possibility and the blank canvas in one pack. A short walkthrough clip of the same floor gives a decision-maker the sense of scale that stills alone never quite deliver.

Common areas carry the building's credibility

Tenants judge a building in the ninety seconds between the parking bay and the lift. If the entrance, the reception desk, the courtyard and the ground-floor coffee offer look cared for, the floor plate upstairs gets an easier hearing. We shoot the arrival sequence in that order, at the time of day the building actually looks best, and include the security and access-control detail that corporate tenants specifically ask about. For multi-tenant assets this set gets reused across every vacancy in the building, so it is worth shooting once and shooting properly.
