Access, estates and the people on site
Security-estate access at Steyn City, Waterfall or Blue Valley in Johannesburg, and at Val de Vie or Silverhurst in the Cape, is coordinated with the estate manager two days ahead so a guard is not asking for a boot search while the light is going. Tenanted homes get a call the day before so nobody is surprised by a camera in the passage. Domestic staff on site are treated with respect — we introduce ourselves, we do not photograph anyone without a POPIA-conscious verbal consent, and we work around cleaning schedules rather than through them. Where a home is occupied by a family with young children, we shoot the bedrooms first so the rest of the day belongs to them again.
How we work on site
Most homes take between 45 and 90 minutes on site. We arrive 15 minutes early, do a quick walkthrough with the agent or homeowner, and note the light — north-facing rooms shoot best mid-morning, west-facing rooms after 15:00, and open-plan spaces facing the sea in Camps Bay or Bloubergstrand get the golden hour treatment where the brief allows. We move furniture where it helps: a chair angled 15 degrees, a stack of books removed, a dog-bed hidden — never staging beyond what the property will actually look like on viewing day. The camera goes on a levelled tripod, we shoot manual brackets to protect the window highlights, and we place a flash off-camera to lift shadow detail in the darker corners. The agent stays or leaves — we work fine from a lockbox and a floorplan.
