What property developers are up against in Johannesburg
Gauteng development is estate-led and scale-led. Buyers at Waterfall, Steyn City, Dainfern and Eye of Africa are buying a lifestyle envelope as much as a house, so the media has to cover the clubhouse, the running trail and the security gate as seriously as the kitchen. Mixed-use and commercial schemes in Sandton and Rosebank need a different register again — a funder-facing set that reads as architecture, not as marketing. Both live in tightly controlled airspace, so aerial work here is planned rather than improvised. We build a flight plan before the site visit and confirm ceilings with the relevant approach service.

Launch media before there is anything to photograph
Off-plan is the hardest brief in property media because the product does not exist yet. What does exist is the site, the position, the view line from the third floor, the walk to the shops. We shoot those. A drone plate at the exact height and orientation of the future penthouse balcony is a more persuasive sales tool than another CGI, because buyers know what a render is worth. Combined with a ground-level neighbourhood sequence — the school run, the coffee shop, the green belt — you get a launch pack that sells the address while the building is still a hole in the ground. We deliver these as a stills set plus a sixty-second cut for the agent panel to push on their own channels.
Show units photographed the week they are dressed
A show unit has a short photographic life. The week the stylist finishes is the week it looks like the brochure; three months of viewings later it does not. We book that week deliberately and shoot the unit twice — once clean and architectural for the brochure and the funder pack, once warmer and more lived-in for social and the agent WhatsApp broadcasts. Both sets come from the same visit, which keeps the styling consistent across every channel. Where a scheme has multiple typologies we shoot each one to the same framing discipline so a buyer comparing a two-bed and a three-bed is comparing the apartments, not the photography.
Progress aerials that keep buyers and funders calm
Between launch and handover there is a long quiet stretch where deposits are paid and nothing visible happens. A monthly or per-phase aerial from a repeated position solves that. We log the GPS position, altitude and heading of the first flight and return to it exactly, so the sequence stacks into a genuine time-lapse of the build rather than a folder of unrelated pictures. Developers use these for buyer newsletters, funder reporting and the eventual handover film. It is a small standing commitment that pays for itself the first time a nervous buyer asks whether the second tower is actually going up.
The completed scheme, shot for the next one
The last shoot on a development is really the first shoot of the next one. Once the landscaping has grown in and the common areas are furnished, we photograph the scheme as a finished piece of architecture: the entrance, the circulation, the amenity deck at dusk, the unit interiors without a single crooked vertical. That set becomes the credibility layer in every future funder pack, tender submission and launch brochure. We shoot it to architectural standards — tripod, perspective-corrected, ambient and blended exposures — because it will be in use for years, and we deliver an extended licence so your agents and your marketing agency can both use it without coming back to us.
