Story before shot list

We do not walk in and start moving the camera. Before the shoot day we spend 15 minutes on a call with the agent talking about what makes the home worth its asking price — the view, the flow, the light, the finish, the security, the address — and we build the video around that answer. If the house is priced on the view, the opening frame is a slow reveal of the view. If it is priced on the finish, we open on a detail — the brass tap, the reclaimed floorboards, the joinery in the kitchen — and pull back into the room. Shot lists that ignore the value story end up as pretty B-roll that never converts a viewing.

Sound design

Every property film gets licensed music from Musicbed, Artlist or Soundstripe with the licence certificate archived against the project so the agent can post on paid Meta or YouTube ads without a copyright strike. Ambient sound — the soft pop of the pool skimmer, the wind through a stoep, the distant Atlantic — is recorded on site and layered under the music at low level. On-camera dialogue and interviews are captured on DJI wireless mics, which stay out of frame and out of the way. The result is a film that feels grounded in the actual property, not a stock soundtrack over unrelated visuals. Voiceover is available if the agent wants it — recorded in-studio, not on a phone.
