A 3D virtual tour is the closest thing to a physical viewing without booking a Sunday afternoon. For higher-value stock in the Atlantic Seaboard, Constantia, Hyde Park or Sandton, it does the qualifying work that used to eat an agent's calendar — the international buyer in London or Dubai moves through the home on their laptop, decides whether the layout works, and only asks for a video call viewing when they are serious. That saves the seller three months of unqualified traffic through the house and cuts the agent's time-per-listing meaningfully.

The tour renders as a hosted web experience that embeds into any listing page — Property24, the agency website, or a dedicated landing page — and works on desktop, tablet and mobile. Every scan includes the dollhouse view, the floorplan view, and the room-by-room walk-through with measurement markers where the buyer needs them.
When a virtual tour actually pays back
Not every listing needs a 3D tour. Under R3m the maths rarely work — the buyer pool is local, the viewing is easy to book, and the agent's time is better spent on stills and video. Above R5m, and especially above R10m, the virtual tour starts earning its production cost inside the first month: the international enquiries qualify themselves, local buyers move through the layout before they ask for a viewing, and the listing stays on the buyer's shortlist because the tour link keeps working long after the Property24 scroll session ends. For estate-agency mandates that carry more than R50m of stock at any time, a subscription model on the platform makes the per-listing cost fall away.
How the capture works on site
A typical three-bedroom home takes 45 minutes to scan; a double-storey Constantia or Waterfall home closer to 90 minutes. We scan after the still photography so the ambient light is already set — curtains open, downlights off unless they add to the story, and the pool skimmed. The camera moves in a grid pattern room by room, one capture every two metres, and every doorway is captured from both sides so the stitching does not skip a threshold. Occupied homes work fine — we ask the residents to leave the room being scanned, and we blur any incidental faces in the final delivery to keep the tour POPIA-safe.
Dollhouse and floorplan views
The dollhouse view is the single most useful frame for a buyer sitting overseas — it shows the whole home as a rotatable 3D model so the layout reads instantly. The floorplan view is generated from the same scan and gives approximate room dimensions accurate to about 5cm, which is enough for a buyer to plan furniture placement or to check whether the study takes the wardrobe they already own. Both views embed into the Property24 listing through the platform's virtual tour link field, and both are picked up by Google as rich media on the agency website when the schema is set correctly.
Hosting and long-tail value
Every tour ships with 12 months of hosting bundled into the production fee — enough to outlast the typical selling cycle and enough to keep the link live for the deed-registration window. After 12 months the tour renews at a small annual fee, or comes down. About 30% of the tours we produce get renewed; the rest either sold quickly enough that the tour outlived its purpose, or the agent moved onto the next mandate. Where the seller wants to keep the tour privately after the sale — for insurance photos or renovation reference — we transfer the tour to a private link with password protection.
What a 3D scan will not do
A virtual tour is a technical scan, not a marketing film. It reads flat compared to a well-lit editorial still, it does not show the property in the best light of the day, and it does not tell a story. Every tour we produce is paired with a proper photo set and, on higher-value stock, a video walkthrough — because the still is what pulls the buyer to the listing, the video is what makes them share it, and the tour is what makes them commit to a physical viewing. We are honest about that mix in every quote so the mandate lands with the right expectations.
